My preferred method of establishing client requirements is through a face to face meeting, if this is not possible, I would recommend a detailed phone conversation. - Following this meeting, I will send you a detailed brief, outlining what I understand to be the specific and important requirements when searching for your property. - You can then agree to the brief which has been set out and the search process can begin. The Search - The search will begin immediately from the time I am instructed by the client and a deposit payment is received. - I will then begin an extensive search for your perfect property using a comprehensive combination of agents, local contacts, mail-drops and private sellers depending on your specific requirements. - I will preview properties which fit your specifications to ensure they match the requirements set out in the brief before arranging a viewing at a convenient time for you. - I will be available to attend viewings, offering an objective perspective on the property in question. - If you are unfamiliar with Bristol or the specific area in which you are searching for property, I will be able to use my extensive local knowledge to provide tours and offer more specific information relating to the area. - I can also point you to sources of information that you may wish to explore with relation to Bristol and specific areas, or can actively search for specific information required by the client. - For your convenience and to maximise opportunities to view property, I can also arrange to pick you up from local train stations/hotels/workplaces to attend viewings. - Having a found a property which matches your requirements, I will make an offer on your behalf, and at all times attempt to negotiate the very best price according to the current market climate. Once the offer is accepted - I will continue to assist you with the purchase process, recommending local solicitors, surveyors and other professionals and liaising with them on your half. This allows for me to be your main point of contact during the conveyancing process, saving you valuable time and energy and taking the stress out of what can be an extremely demanding period. Your full fee will be payable once you have completed on the property. Rental Property If you have interim rental requirements.
